Gamble Rogers-Inspired Comstock Project Approved in Winter Park

The building's design is based on the Barbour Apartments designed and built by Gamble Rogers in 1936.

On May 14th Winter Park City Council voted 4-1 in favor of the request from Sydgan Corp for conditional use approval under the cluster housing provisions of the R-2 zoning to construct a two-story, four-unit residential project of 10,556 square feet on the property at 301 West Comstock Avenue, zoned R-2. Mayor Leary and Commissioners Seidel, Sprinkel and Weldon voted yes. Commissioner Cooper voted no. Commissioner Weldon stated the project was not more dense than the surrounding projects. Cooper made a motion to deny the project entirely but the motion failed for lack of a second.

The building's design is based on the Barbour Apartments at 544 N. Knowles Avenue, designed and built by Gamble Rogers in 1936. The individual units inside the main building range in size from 1,570 to 1,656 square feet with the detached garage (22 x 22) 484 sq. ft. and upstairs living space of 420-484 sq. ft.

Behind the main building will be four 2-car garages for use by the tenants of the main building. Atop each garage will be a micro-apartment with full kitchen and bathroom. The units run 420 sq ft to 484 sq ft.

The property is adjacent to the duplex town homes and single family homes of David Weekly and the FDOT railroad right-of-way.

The project will be visible to drivers at the intersection of  W. Lyman Ave and S. New York Ave.
