Plans for 13-Story Downtown Tower Magnolia Rose Submitted to City

On April 11, a Magnolia Rose Multifamily Master Plan Project was submitted to the City by Kimley Horn.  Magnolia Rose is a proposed multifamily development located at the southeast corner of N. Rosalind Avenue and E. Livingston Street, Orlando, Florida 32822. The project scope includes the development of a 13 story*, 325* unit multi-family residential project with a 5 level parking garage and 4,500 sq ft of ground level flex space for office/retail on six (6) parcels, totaling ±1.41 acres. 
Public open space will be designed at the northwest and southwest corners of the development. The areas will be designed as public plazas/ green space that will add street life and greenery to the downtown environment. 
In addition, it is requested that a density bonus be granted to increase the allowable units in AC-3A/T from 200 to 400 du/ac.

A New Orleans-Inspired Concept is Replacing Muchos in Thornton Park

Yesterday we told you that Muchos Taco and Tequila at 101 S Eola Drive (MAP) was closing down May 7th for a ten day overhaul after which a new restaurant concept would be revealed. 
This morning a press release was sent out to announce the news and reveal the new restaurant concept. The name will be Muddy Waters and the menu will be comprised of New Orleans-inspired cuisine. Chef Bernard Carmouche and Chef Larry Sinibaldi of the original Two Chefs Seafood Restaurant located in a 3-story downtown office building (with a condo at the top) will be doing the food. Beacon Hill Group is also a partner.  "The menu will pay homage to Chef Bernard’s deep New Orleans roots and culinary background, with an emphasis on fresh, authentic ingredients sourced in Louisiana and masterfully prepared using expert techniques."

Pink Flamingo Frappuccino Available Exclusively at Disney Springs

The Disney Springs Starbucks location announced Monday that it has a new exclusive flavor: Pink Flamingo. It's only available at this location. The drink is a White Mocha Creme Frappuccino w/ Raspberry & Strawberry pieces blended in and topped w/ purple whipped cream and pink sugar.

26 Waterfront Cabins Opening July at Copper Creek Disney Vacation Club Property at Disney's Wilderness Lodge

Cascade Cabins, 26 2-Bed/2-bath waterfront cabins, are part of Copper Creek Villas & Cabins at Disney's Wilderness Lodge (Website) opening July 2017. They come with a built-in hot tub on a screened-in wraparound porch,  double-sided stone-hearth fireplace, washer/dryer and a fully equipped, open-style kitchen. This is a Disney Vacation Club timeshare project.

Bob Carr Theatre Receives Historic Landmark Designation From City Council

On April 24th, City Council approved Ordinance No. 2017-6 designating Bob Carr Theatre at 401 W. Livingston Street (MAP) as an Orlando Historic Landmark. This structure is a mixture of 3 walls saved from the original 1926 Municipal Auditorium (nicknamed "Muni Aud" by locals) and elements added during a 1978 renovation. The things saved from the 1926 Municipal Auditorium during the 1978 renovation were three exterior walls. No interior architecture or design remained. No original layout, lighting, staircases, seats, stage tools or lobby features. Everything in the interior was removed. 
The Historic Preservation Board directed Historic Preservation Staff to research the eligibility of historic landmark status of the Municipal Auditorium/Bob Carr Theatre. Staff presented their own findings …

Downtown South to Become Testing Ground for Community Design

This is the Downtown South Neighborhood Improvement District

The Downtown South Neighborhood Improvement District got approval from City Council today to hire GAI Consultants and S&ME (Littlejohn) for $370,190 to develop a consolidated “Complete Streets” Master Plan for the District. Read the consultants' roadmap HERE. This project will commence FY2016-17 and likely end in FY2017-18.

Complete Streets are roadways that are safe and comfortable for all users – people walking, bicycling, and taking transit, people driving and truck drivers making deliveries. This includes impactful elements of development and transportation design:
Orient buildings to the street Reduce parking minimums Cluster development and mix the land uses Don’t allow traffic fears to block economic development Design roadways to be safe for all users

Restaurant Ash Looking for Larger Space

The space currently occupied by Restaurant Ash at 912 N. Mills Ave (MAP) in Mills50 is up for rent. Restaurant Ash is looking for a new location for itself with more space, more parking and the ability to sell liquor according to the building's owner Eddie Nickell. He says the restaurant is in no hurry to move and he is waiting for the right tenant for the space. Nickell's daughter is head Chef of the restaurant.

Built in 1943, the building is 900 sq ft and comes fully equipped with equipment and furnishings including POS, phone, security cameras, stove and coolers. It's got a small bar and seats 44. Beer and wine permitted and the rent is $3,900/month. Details here.

Thornton Park is Getting a New Restaurant in Former Graffiti Junktion Space

The owner of Graffiti Junktion, Greg Peters, has just signed a new lease for the space in Thornton Park that formerly housed his Graffiti Junktion restaurant at 900 E. Washington Street (MAP). According to Olde Towne Brokers, the new restaurant concept could open in the next 30 days. Peters did not respond to our question about what the concept would be. A new roof was being installed on April 24th.
The building has sat vacant for months in the business district which recently saw the loss of 4 restaurants in 9 months: August 2016, Wildside BBQ closed. November 2016 Verde Mexican Soul Food closed. March 2017 Baoery Asian Gastropub closed. May 7th Muchos Tacos & Tequila will close and re-open with a new concept.

Muchos Tacos & Tequila to Close and Re-Open with New Concept

On Sunday May 7th the owners of Muchos Tacos & Tequila (Website | Facebook) at 101 S Eola Drive (MAP) will be closing the restaurant, but only for around 10 days says the General Manager. During the closure the team will be working to put together a brand new concept for the restaurant. The exact opening date is not known and the GM would not disclose the new concept. The closing was confirmed by a Muchos employee and the general manager separately.

Graffiti Junktion Location Closed in Winter Springs

The Winter Springs location of Graffiti Junktion at 1468 Tuskawilla Rd (MAP) is closed according to its own YELP page. The Graffiti Junktion locations in Thornton Park (700 E Washington), downtown (54 W Church St) College Park (2401 Edgewater Dr) remain open. (H/T Reddit)

City Gives $20,000 Grant to Help Pay for Walgreens Sign Downtown

UPDATE 4/24 City Council approved this.
The Downtown Façade Grant Review Committee convened on April 12, 2017 and made a recommendation of approval for funding assistance of up to $20,000.00 to Nunziata Holdings LLC toward the proposed façade improvements to 190 S. Orange Avenue, the building with the 6,400 sq ft first floor Walgreens. The recommendation goes before City Council on April 24th. 
Funding would be used for a blade sign and to restore the exterior lights at the entrance of the building with frontage on Orange Avenue.

The Program provides an opportunity for the CRA to reimburse up to 50 percent of the project cost, based upon the lowest estimates, but not to exceed $20,000.00 for eligible properties making façade improvements to commercial buildings within the CRA’s Planning Area.

The applicant's capital investment for the proposed improvements is estimated at $84,158.35, based upon three contractor estimates provided for the above referenced improvements, thus they are …

Replat of Retail Property on Bumby

A request to replat an assemblage of parcels of a developed property for a future retail use at 538 Bumby Ave (MAP) has been submitted to the City and will go before City Council April 24. The property is located in the northwest corner of N. Bumby Avenue and Mount Vernon Street within the Colonialtown South Neighborhood. The property is approximately 0.321 acres. 

Irving on Park Townhomes Request for Final Minor Subdivision Plat

A request for final approval of a minor plat titled Irving on Park Townhomes was submitted by Icon Residential (Website) and will go before City Council April 24th. The project will consist of 21 contemporary townhomes 1,700 to 2,600 sq ft priced in the the high $300s. Private rooftop terraces, designer wood cabinetry from kitchen to bathroom and hard wood floors are some of the unit features.  
The applicant proposes to replat the 0.985 acre roperty for the future development of multifamily residential. The property is located in the southwest corner of Park Lake St. and Highland Ave. within the North Quarter neighborhood.
Icon Residential is a real estate investment and development company founded in Tampa in 2009 by with a background in residential real estate investing, construction, brokerage and development.
